Resident Personal Account
Account Statement: current balance, debt, billing and payment history. Charges split by lines: maintenance, hot water, cold water, electricity, heating, capital repairs.
Meters: form to submit readings for each device. History of submitted readings with dates. End-of-month reminder: "Don't forget to submit readings by 25th."
Payment: online payment by account via YooKassa or Sberbank Online API. PDF receipt after payment. Auto-pay — monthly deduction of set amount or per actual charges.
Requests: submit request for repair/maintenance (leaks, light bulb replacement, pipe burst). Real-time request status: submitted → assigned master → in progress → completed. Before/after photos.
Documents: management agreement, charter, meeting protocols, technical house documentation.
1C Integration or GIS Integration
1C:Housing / 1C:Settlement Center Housing — typical accounting systems. Integration via HTTP-services or COM object:
- Upload charges and debts → personal account
- Submit meter readings → 1C for calculation
- Register payments → 1C for posting
GIS Housing (dom.gosuslugi.ru) — mandatory for management companies. API allows submitting readings and accepting payments through federal system.
Resident Notifications
- Push notifications and email: scheduled water/electricity shutdown, important announcements
- SMS for critical events (emergency shutdown)
- Announcements tied to specific house or entrance
Electronic Voting
Electronic resident voting: meeting agenda, decision options, voting in personal account. Results in protocol with qualified or simple majority. Legal force — if quorum per charter met.
